W.H. LYON FAIRGROUNDS

For the last two years, annual journeys home for snowbird residents like me, who calls this fairground home since January 2018, and annually returns home on April 1st for pre-scheduled annual nearby doctor and hospital appointments; lately discovers upon my arrival home; I am a displaced homeless fairground residence; forced to hopefully find temporary homestead spaces at other nearby facilities such as Tower Campground in Sioux Falls near the fairgrounds. Sioux Falls KOA Journey in Sioux Falls; Yogi Bear’s Jellystone Park in Brandon S.D. which is expensive; Red Barn RV Park in Tea S.D, which has many permanent residents; Angostura Recreation Area in Hot Springs, SD, or spend additional money to return to New Mexico or Arizona, returning to Sioux Falls in mid-April or May. Results in missed hospital and doctor appointments which were scheduled for next year prior to leaving Sioux Falls on October 4th.

No one has to convince snowbirds that climate change is a global phenomenon, because as snowbirds and mild summer low-heat seekers; we deal with these conditions on a regular basis finding return home travel conditions extremely dangerous and unpredictable in high-profile vehicles while dodging foul weather (i.e., sandstorms, sleet, high winds, tornadoes, and rainstorms). As well as highway accidents resulting in injuries and deaths of highway travelers nationwide.

All I want is the place I call home to be open to receive me upon my return. At which time, I can back into my space, hookup my motorhome hose to the sewer connection, the water hose to the spicket, my motorhome external electrical cord to the electrical hookup, close my draperies and sleep as long as it takes in my safe place, while recovering from living on the road from place to place for the last six-months. This is all I need upon returning home but feel deprived when the gates to my home are closed, after travelling for days and covering thousands of miles to reach and relax in a familiar place.

July 4th celebration at the fairgrounds was an interesting event; drawing fairground residents and attendees from nearby communities to see exploding fireworks from three different angles, buying eatables from food trucks, listening to, as well as dancing to music played by a live band. I was fortunate to be a resident at the campground and enjoyed all activities while comfortably sitting in the passenger seat of my motorhome, not having to deal with mosquitoes. FRANKMAN AUTO BODY COLLISION & AUTO REPAIR

As a woman, and owner of a motorhome, pickup truck, and a 2002 Wrangle Jeep TJ, which I refer to as my Metal Baby because of its age. I take pride in the appearance and professional maintenance of all three vehicles. Although, I can’t make repairs or perform any manual repairs to any of these vehicles including installing spare tires after a blowout although replacement tires are readily available. I do check under hood oil and fluid levels and perform refill top-offs as needed.

Otherwise, I depend on auto body shops owners and employees to provide repair services as needed and do so with moral integrity, which is not always the case in my dealing with service centers throughout this country as a full-time motorhome dweller and traveler. In fact, some service centers lie about tire rotations, about oil changes (I had to replace an onboard generator because a service center changed the motorhome truck’s oil and replaced the oil but did neither to the motorhome generator which threw a rod. They lie about putting new tires on my vehicle-which turns out to be one, two or three years old. Also lie about replacing house batteries under the stairs; later I discovered batteries were one or two years old. These centers have swindled and taken advance of me because I am a woman. If I hadn’t been treated so poorly by a recent Sioux Falls Installation Service Center, who had my Jeep on their lot for service from April 24 to May 31, 2024; when I decided to retrieve and take it someplace else for the installation of new parts to be complete.

I never would have stumbled upon Frankman Auto Body Collision & Auto Repair in Harrisburg, SD. I called and explained my situation to Patrick as he listened without interruptions. Once I had finished. “Bring it to us and let us look at it,” he said”. Upon arrival I walked into the office, I was greeted by a big smile and handshake from Patrick, who followed me to my jeep to see the undone job. “Okay, I’ll be back let me grab Joey our mechanic, he said”. Patrick returned with Joey, a welcoming mechanic with a big smile; after a quick handshake and conversation with Joey to explain circumstances regarding the uninstalled soft top Bow, and being dodged by the employee who promised the installation would be completed; which wasn’t.

Instantly I could see Joey’s mind and hands at work as he looked at the bow, the jeep’s window frame, etc.; he was ready to address, master and complete this installation right then. “Joey, you don’t have to start right now. I plan to leave the jeep with you, if you can work me into your schedule”. I wasn’t surprised by Joey’s job dedication; I noticed his passion when he was handling the bow and his mental focus on how it should fit but something was missing. I was not aware any parts were missing. But Joey was and took the initiative to reach out to Extreme Terrain to discuss his findings and determine the cost of those items. As well as items he felt would benefit me as a jeep owner.

The next day, Joe called to inform me of the cost of the Bow Bracket Kit, the two missing L-Joint Parts, Locking Wheel Lug Nuts (to prevent future attempts to steal terrain climbing tires off my jeep), and the cost of a Jerry Can Holder (to eliminate running out of gas because stations were further than expected. I gave Joey permission to order everything he needed and include these costs on my bill. Upon meeting Joey and Patrick and leaving my jeep in their care; I was worry free because I knew in my heart, these two young men would get the job done and ensure installations of new parts would be professionally done in a timely manner, and they did not disappoint.

I could not believe it; I was looking at my jeep when I arrived at Joey and Patrick’s job to retrieve my Metal Baby; shining in the sun looking brand new. I had never had work done on any of my vehicles and found it clean, waiting on a service lot for me to take it home. Kudos to Joey and Patrick, I ‘am your new very grateful customer. Your attention to details, and top-notch customer service is impeccable!

PENBROOKE PLACE APARTMENTS

It wasn’t long before I noticed my rent which includes (a private garage and pet fee charges that never changes.) and fluctuating utility charges which includes Admin Fee, Gas, Pest Control, Water, Sewer, Trash Removal, Internet service/routers (although I never used this service, because I have my own mobile services.) Resulting in constant monthly rent fluctuations shown from my own monthly rent payment records: April 2023 move-in cost, $1,444.76: May 01, $990.34: Jun 01, $1,040.34: Jul 01, $1,240.30: Aug 01, $1,101.39: Sept 01, $1,094.66: Oct 01, $111.43: Nov 01, $1,160.42: Dec 01, $1,162.33. In 2024, Jan 01, $1,169.10: Feb 01, $1,183.84: Mar 01, $1,188.52: Apr 01, $1,008.12 was my last monthly payment for this apartment. My letter of intent to vacate was mailed to Penbrooke Place Apartment Office via certified mail with return receipt on February 14, 2024. Beyond the required 30-day intent to vacate housing law notification to property managers.

The six month I lived in my apartment I discovered the management company and property managers are bad actors, and under the title “utilities” tenants are unfairly charged expenses which should be paid as out-of-pocket expenses by property owners. Further, since there are no individual unit meters; each floor has one utility bill which is divided amongst tenants on each floor  and these charges are added to each residents monthly rent which is unfairly created because the person, we as residents are paying Admin Fees to monthly to create these bills has no way of knowing; (1) How many people lives in each unit, (2) How many times toilets flush, (3) How long showers run, how much water is used in bathtubs, (4) Further, since I never used my dishwasher; application of usage fees for none-use tenants like me is unfair and extortion. (5) How do you fairly create utility bills for a: 2-bedroom apartment unit with one tenant like me, versus apartments occupied by a family of two or more Although? For the record: I physically lived in my apartment from April 24 to October 4, 2023. Annually, I leave Sioux Falls on the 4th of October prior to the arrival of winter. During my absence, I still pay my rent using the same resident Portal I used when I was presence in my apartment; still on the first of the month, never late or ever missing a payment. Which is easily confirmed by computer generated rent payment receipts. As well as, one-year rent payment confirmation showing Penbrooke/Hubbell Property Management received these payments.

As a formal Nationwide Federal Property Inspector, I delete with dishonest managers and property-owners during my entire federal career and found those like Penbrooke and Hubbell to be pathological liars; implementing fraudulent unpaid charges scams and presenting fake pictures claiming to be of tenant apartments to justify extortions of some, or all of vacating tenants’ security deposits. How do these types of companies get away with these practices you as? The answer is: They get away with these tactics because (1) Tenants are afraid property-owners or management companies will ruin his/her credit. (2) Tenants don’t have money to pay lawyers, (3) Tenants are not aware they can sue property-owners or management companies for not returning security deposits within two-weeks of vacating his/he apartments, unless there is legitimate proof that vacating tenants has an outstanding unpaid debt. (4) How-to instructions are easily found on the internet, which makes suing both management companies and property managers easy and is done by tenants without the use of lawyers.

Because I know what is at stake if consumers do not file complaints and/or write reviews to share his/her experiences and dealings with shady, bad faith business owners which goes beyond these owners just getting richer; while others struggle financially and suffer in silence to survive. Nope, I am not one of those. I fill complaints and write reviews to call attention to every dishonest business owner I encounter; in hopes that other females/males won’t have the same encounters or be ripped off by scammer. As a result, I have written and filed complaints regarding bad business practices used against tenants by Penbrooke Place Apartment and Hubbell Management Company with Consumer Protection, Federal Trade Commission, Goggle; as well as wrote letters to, Members of my state’s Legislation and Senators, detailing my experience as a tenant. Because there are no housing laws in South Dakota clarifying how owners and managers should charge rents and what utilities are chargeable to tenants and what are out-of-pocket expenses and required to be paid by property-owners as the cost of during business in the housing industrial (rather than by tenants as if they are owners of the property).

Housing laws and clarifications will hold rent and utility scammers accountable, and lawyers won’t fear being attacked by big money owners; losing his/her license to practice or their business, because he/she dared to help tenants sue for recourse and hold property-owners and management companies accountable for causing harm to tenants. These types of business owners are known as Bad Actors. Until laws are written regarding these tactics, tenants are on their own to sue these bad actors in small claim court which has a set claim action limit of $12,000 or less. Penbrooke and Hubbell decided to scam me as they did my neighbor’s by refunding $124.98 of my $650.00 security deposit; both of them let Penbrooke and Hubbell keep their money by walking away, like many other tenants before them; just happy to put this apartment complex behind them. When Hubbell attempt to do the same to me, I sent them a certified letter of demand for the return of the kept $525.02 balance of my security deposit. Requesting payment within five-business days of receipt of my letter. If refund is not received promptly, I will file a lawsuit to recover the balance of my security deposit plus interest.

CUSTOM TRUCK EQUIPMENT/EXHAUST PROS

As a full-time motorhome dweller and traveler, owner of an original 2002 Jeep Wrangler J.T, a 2001 Ford Lariat F-150, and 2018 Thor Outlaw Toy Hauler. I take pride in owning and maintaining these vehicles to ensure reliable transportation is available when needed and exterior appearances are acceptable. On April 14, 2024, for my jeep I purchased A Fender Sit of Six, Amber Side Marker Lights, and Soft Top Rear Bow Set to replace gradual fading parts due to twenty-two years of braving all types of weather conditions. All of these parts were purchased via phone from Extreme Terrain my go-to-place for all jeep needs. Upon paying for these parts, an additional cost to have each of these parts installed on my jeep by Custom Truck was paid in advance by Install Connect.com. Upon receiving a text message on April 15, 2024, informing me my appointment to drop-off my jeep and parts for installation were scheduled for April 26, at 9:30am. The installation shop is Custom Truck Equipment/Exhaust Pros located at 1800 E Benson Road, Sioux Falls, SD 57104. Your service has been paid for in advance, you owe them nothing once services is completed. I arrived at the shop and founded a surprised Dan; never heard of Extreme Terrain or Install Connect before; completed owner document while he talked to someone about my appt. Boxed new jeep parts were removed from my pickup truck and carried to company’s garage. I relinquished my jeep key to Dan doing our walk from the office to my jeep.

A few weeks later, a message from Custom Truck Equipment/Exhaust Pros in May indicted my jeep was ready for pickup; I arrived to retrieve it and found the unboxed Soft Top Rear Bow Set inside my two-door jeep propped against the backseat. When I asked Dan, why wasn’t the Soft Top Rear Bow installed? He said, “It wasn’t on my installation request.” It was on mine, I replied. However, I will contact Install Connect.Com to discuss this matter and contact you later. Since my jeep is here, and the uninstalled part is present, I will pay for this installation though it was paid for as the others because I need it done and behind me because I am scheduled to have surgery in a few weeks. “Well, at this point I will have to work you in between current jobs we are working on, I will treat you right.” Okay that’s fine, I replied. Upon leaving the company, I called Install Connect.Com and informed them the largest, most expensive part of my order was not installed by the service center because Dan, an employee claimed this part wasn’t listed on his installation order request.

The representative pulled his copy of my order and read out loud the jeep parts I purchased which were also listed on the installation centers order and paid for in advance along with the other parts. I informed the rep. because my jeep and part were already at this company, I offered to pay for the Bow’s installation because I was schedule for surgery in a few weeks and needed to put this task behind me. I was transferred to the manager, who approved the refund for the Soft Top Rear Bow installation which had not been done as requested. On four occasions, I called to speak to Dan to share the outcome of conversations I had with Install Connect and check on the status of my jeep. Each time, employees gave a variety of responses (or could have been Dan changing his voice). “He’s travelling; he’s out of office today; he’s on a road trip.” Although, I requested returned calls regarding the status of my jeep; Dan never returned any calls. Finally, accepting this is the way Dan/maybe his company treats women. As a result, I called the company and told one of his co-workers (or him), I will stop pass to retrieve jeep on May 31st, whether work is done or not. Upon my rainy-day arrival, I noticed dirty fenders and the new plastic covered expensive Soft Top Bow rammed into the small cargo area of my jeep. With help, I connected my jeep to the rear of my pickup truck and towed my jeep to Frankman Auto Body at Tallgrass Cir, in Harrisburg, SD to have the Soft Top Rear Bow installed.

RETURN TO SIOUX EMPIRE FAIRGROUNDS

At last, the fairgrounds finally opened its gates for snowbirds, traveling highway workers, and other returning fairground residents to come home on May 1st, 2024, which is the second time the fairgrounds hasn’t opened on April 1st. It is common knowledge amongst Environmental Scientist, Meteorologist, Ecology, Farmers, Snowbirds and World-Travelers that Climate Change has altered normal routines and traditions practiced by multitudes of people nationwide but is refuted by some. As we continue to watch climate conditions for Spring, Summer, Fall and Winter seasons change resulting in heatwaves, heavy rains, floods, thunderstorms, hurricanes, tornadoes, snowfall, snowstorms, blizzards, etc. Also, causing the beforementioned groups to be versatile employing a variety of creative changes and backup plans to facilitate potential outcomes.

Meanwhile, Sioux Falls Fairground Snowbird populations or forced to return home at later dates because of Fairgrounds opening date changes. Further, snowbirds to contact medical care professionals to reschedule annual appointments for later days which is not always possible. For instance, I had a follow-up eye surgery appointment on April 19, 2024. Which was rescheduled for April 23, 2025, because my Ophthalmologist was already booked to March, 2025. Now, whether I have a place to Call home in April 2025 or not, I have to return to Sioux Falls before my April 2025, appointment. These are situations we can’t control if there’s no place to call home upon returning.

For a while, the Camp Host and I were the only people homesteading at this huge plot of land containing two-hundred full-hookup service spaces to accommodate motorhomes, travel trailers and vans, which was a Utopia of quietness and peace until returnees arrived in mid-May with families, children, and dogs. Resulting in noises caused by children playing, dogs barking, busy fairground street noises generated as highway workers and others leave early-morning for work or take children to school and summer programs; wherein retirees like me are awaken by slamming doors, loud talking friends, opening, and slamming vehicle doors, starting/warning up vehicles, then drivers racing up fairground streets to merge with other travelers heading to work or passing through Sioux Falls. A real boomer every morning for retirees. Currently, our pass Utopia looks like this.

TOWER CAMPGROUND

TOWER CAMPGROUND, 4609 W. 12TH ST., SIOUX FALLS, SD 57106

As a full-time motorhome dweller and solo snowbird traveler, Tower Campground became my home base as a new resident to Sioux Falls South Dakota in January 2018, and its office staff became my adopted family.

During the last seven years I have noticed office staff and ground crew has changed. But welcoming spirits, smiles, and desires to provide safe havens for short and long-term travelers (Solo or families) by office staff and ground crew remains the same. As a result, this campground has always been home, which is often confirmed every time I return home and need an emergency place to stay with full hookup which occurred recently upon my return to Sioux Falls on April 12, 2024, to April 30, 2024.

Location is everything: I found Tower Campground to be centrally located with easy access to highways, area hospitals, sightseeing, shopping malls, beautifully maintained public parks, local fairground, ballparks, stadiums, concert venues, performing arts theater and sculpture walk. Therefore, as a returnee to this campground and based on its location, I always expect to hear traffic noise produced by ambulance, engines, exhaust, firetrucks, horns, motorcycles, and vehicle tires from nearby highways and 12th street where Tower Campground is located.

As a result, I never complain about traffic noises because it’s not the owner, manager, or property fault; it’s caused by happenings near and/or around the campgrounds location. I take one Benadryl and get good sleep every night.

Amenities: Accessible dumpsters, bathrooms and showers, choice of back-in and pull-through campsites, fire pit/ring at a few camp spaces, full hookup, laundry room, large shade trees in designated areas, small dog park, paved and gravel camp spaces. Reasonable day, weekly and monthly prices. As a result, I will return to Tower Campground as needed in the future. I am aware internet service is available, but I have never used it because I have mobile Wi-Fi service in my motorhome which operates office equipment, conference, and cell phones wherever I homestead. When I am at campgrounds, I use electricity and never have an internet problem.

CHOSA CAMPGROUND, CARLSBAD, NEW MEXICO- 20MAR – 03APR, 2024

CHOSA CAMPGROUND

The campground is spacious, covered by several types and sizes of rocks scattered on top of packed dirt. Further, the campground is surrounded by animal corral type fencing to keep free range cows at bay. I had no idea cows were in the area until day four. I heard constant mooing and thought I might be losing my mind, because I had never seen or heard cows in this area before. Also, my dog had never seen a cow. He was so confused he didn’t know if he should bark or howl. Therefore, he did both.

This is my first visit to Chosa Campground, Carlsbad, New Mexico. Although, I had not formed any expectations regarding the area; good or bad. However, I determined after getting lost in a cow pasture and negotiating a one-lane gravel dirt road, covered by cow-dung. My GPS no longer worked; I was on my own until finally stumbling upon a paved country road leading to Chosa Campground. I made a left turn into a corral fenced area where twelve other campers in diverse types of camper trailers, motorhomes, popups, primitive tent, buses, cars, and truck campers parked around the enter fence perimeter. As a result, I joined the only camper trailer parked in the center of the campground. Enjoyed constant changing sky.

LOST IN COW PATURE

Two days after my arrival a high wind alert was issued for high profile vehicle travelers. At this time everybody on this campground hunkered down hoping winds would die down soon. Some travelers tried to make a run for it but returned shortly after leaving. Me on the other hand, knew from past experience and seeing motorhomes and 18-wheeler rollovers on the highway and in median strips; that 30-mile and higher winds can be extremely dangerous. For instance, in September 2019, I left Quartzsite Arizona heading for Conchas Lake State Park in New Mexico on I-40 East.

 It was a clear sunny no clouds in the sky day. No high wind alerts were issued, and I was driving 60 miles an hour. There were no vehicles on this two-lane highway other than me. I was listening to music and enjoying the ride when the driver side of my motorhome was hit by a strong gust of wind which spent my motorhome around and onto the empty left highway lane heading West where I briefly remained until I cleared a left shoulder drop-off; then I made a U-turn on the highway to travel 1-40 East again. The thought of what could have occurred if this had been a busy highway never escaped me, because this could have been a serious disaster for me, and other travelers. As a result, I am so grateful that God and Angles cleared the highway of all travelers on this day. Therefore, when alerts are issued, I stay put. If winds begin and I am on the highway, I look for safe places to pull off and hibernate for as long as it takes for wind, dust, rain, sleet, hail, or snowstorms to end, because I am never in a hurry to get anywhere.

Meanwhile, because wind alerts for high-profile vehicles were ongoing from the date of my arrival at 2:00pm on 20 March to 02 April which was my 14-day stay limit. I left the campground driving 30-miles an hour heading to Wal-Mart where I restocked my motorhome with food, jugs of water, and other necessities. Then spent the night on Wal-Mart’s parking lot; leaving the next morning at 7:00am driving 50-miles an hour until I reached1-80-E and was able to drive 55-60 miles an hour from time-to-time until I cleared Yankton South Dakota.

My Review for Chosa Campground, Carlsbad New Mexico is as follows:

(1) I would not recommend this campground for seniors with joint issues, osteoporosis or physically disabilities because rock covered dirt ground limits mobility; making it difficult to safely access the large trash dumpster or just take a simple walk around the campground. I noticed some adults takes walks on the shoulder of the paved highway. As well as ride bicycles with children in tow on the highway when traffic is scarce. (2) This campground is very remote for this reason; I consider it unsafe for solo traveling females if other campers are not present. (3) I spent 14-days at this campground and never saw a ranger or local cop, drive onto this ground to observe campers, ensure everyone is abiding by the 14-day stay limits or project the appearance to campers that this is a safe place to stay because (rangers and/or local cops) patrol this area. However, since this is not the case, solo campers could be targets and disappear with their belongings. (4) As more people left between high-wind breaks, I felt lest safe. As a result, I won’t stay here again.

 



Extended Stay Hotel, Isabella Street, Mesa AZ

As a former nationwide property inspector, I have stayed at many hotels nationwide via reservations made by my agency’s travel department. Now retired and full-time motorhome dweller hotel stays are not required often. However, because my motorhome needed body repair and a paint job, I made reservations via Extended Stay American Reservationist for a 30-day stay from (18 Feb to19 Mar) for these services. Further as a first-time guest to this hotel and not knowing what to expect. I had a detailed conversation with an extended stay reservationist regarding my need for a first-floor hotel room due to osteoporosis issues. As well as easy access to take my one-year-old dog out to a potty. I also asked if the hotel had a large parking lot because I was driving a 30-foot motorhome with an attached tow vehicle. At this time, the reservationist assured me she could accommodate my need for a first-floor hotel room but didn’t know anything about the hotel’s parking lot; recommending I call the hotel’s phone number provided on the booking confirmation letter sent to my email address which I did.

I spoke with a male receptionist at the hotel, who felt I could access the back lot because he had seen motorhomes parked there before but didn’t know anything about motorhome lengths. Neither did he share I might need to use the apartment’s complex next-door driveway to access the hotel’s back parking lot, which I only discovered after not being able to access either hotel entranceway from Isabella Street or Dobson Road from either angle because both were too small. My last-ditch effort was to use the apartment’s driveway next-door to determine if it provided access to the hotel next door and discovered it did upon arriving on the back parking lot of the hotel. However, I couldn’t make a left turn due to vehicles parked on both sides of the driveway. As a result, I continued straight bearing left around a building. Upon seeing an open row of parking spaces on the right leading towards a trash dumper, I swung to the right covering all seven parking spaces leaving space for me to exit this area on Monday morning.

I waited in my motorhome until 3:35pm then walked from the back parking lot to the hotel’s check-in office located on Isabella Ave. Where I discovered employees were still cleaning rooms, so check-in was delayed. Further, upon asking for a luggage cart to begin loading personal belongings for transport from the back parking lot to my room whenever it is ready. The check-in clerk said, “We don’t have luggage carts because homeless people kept taking them. But we no longer have a place to store them since our office is smaller after remodeling.” However, you can park on Isabella Street in front of the office which will put you closer to your room. Buses and tracks park there all the time, she said.

I must say, I had never in my life encountered a facility claiming to be a hotel but doesn’t provide traditional hotel luggage carts to help hotel guests safely/quickly transport personal belongings to his/her room neither provide bellhop or employee guest assistance is baffling to me. And employees use ludicrous explanations to justify the continues mistreatment of unsuspecting guests and not provide any type of alternative transport equipment as simple as collapsible wagons/carts which requires little to no space to store is of greater concern, because of my personal experience as a first-time guest at this hotel.

I wasn’t aware places like this even exited in the hotel industry. Once I determined this facility did not have transport equipment and made no offer for any employees to assist with my move-in needs. I asked if I could cancel my reservation and make reservations at a hotel, I knew could meet my needs. Well, yes you can cancel your reservations, but since you are on a 30-day contract, you will be charged over a thousand-dollar cancellation fees. But if you stay the entire 30-days. Weekly rent taxes you paid plus senior discount will be credited to your credit card, she said.

As a result, I was forced to remain at this low-grade hotel and move personal belongings from my motorhome without the use of transport equipment or assistance from hotel employees (male/female), who stood and watched me carry items in my arms requiring 18-trips from my motorhome, across a public walkway, up an incline to access a walkway beside the laundry room and behind office exit door to the opposite end of the walkway where my hotel room was located. Resulting in persisted joint pains during my 30-day stay at a hotel that functions as an apartment complex. Furthermore, after 14-days and no one from housekeeping knocked on my door to offer cleaning services or determine if I needed towels etc. I contacted the manager and requested my room be cleaned, which was done on this day. Further, two-weeks prior to the end of my hotel room rental contract, I purchased a collapsible wagon to exit this unfriendly dump on March 20, 2024.

CASSONES RV, MESA AZ – 19FEB TO 20MAR 2024

For the last seven-years, I watched colorful exterior decals fad, peel, and rollup on the exterior of motorhome making it look ten-years old rather than six. I researched numerous exterior appearance fixes and talking to various motorhome paint, graphic design and wrap shop managers. I decided to personally script all decals off my motorhome which turned out to be a three-month task and an additional two-months in the sun for decal residue to fad finally displaying a subtle and better exterior appearance.

After talking to Chad a motorhome damage repairer and repaint specialist at Cassone’s RV in Mesa, AZ on several occasions, I determined he was the person I wanted to repair and repaint my motorhome. As a result, I made reservations to have these services performed on my motorhome exterior looking forward to all of my “learning to drive a 30-foot motorhome battle scar dents, dings. As well as the repair of an exterior driver side storage compartment door because that darn concrete post in front of the gas pump known as a Bollard refused to move so I could refill my gas tank. Also, after jetting past my exit in Atlanta Georgia. I was looking for a place to turn around with a tow vehicle attached to my motorhome. I ended up on a dead-end road and was forced to make a U-turn to head back. However, the motorhome was longer than my turnaround space. So, I worked hard to back up my tow vehicle attached to a towbar not made to accommodate backups. So, I performed an inch-by-inch backup turning my steering wheel until I could clear a ditch to complete the turn-around. I finally got it done, but the towbar split a portion of the driver rear corner seam on my motorhome. I whipped a uturn and returned to my required highway exit to continue my journey. Meanwhile, thanks to Chad, I discovered why towbar backups don’t work and why it’s wise not to attempt this type of maneuver.

Furthermore, since I had never had a vehicle repainted. I wasn’t aware certain vehicle paint colors were more prone to quickly or gradually fade, chip, peel or wear down due to harsh summer seasons and environmental stressors. Therefore, I relinquished the decision to choose a paint color for my motorhome to Chad. Because I was impressed by Chad’s own confidence that his attention to details, repair of motorhome damage, and paint jobs were top notch as well as very professional. Finally with a smile Chad said, “I promise, you are going to love the new look of your motorhome, and yes – I certainly do love the paint color he chose and the look of my motorhome. In fact, I believe the above new paint job makes my motorhome look 100 percent better now than it did when I brought it new in March 2018.

MOTORHOME AFTER I REMOVED DECALS

I personally give Kudos to Chad. I found him to be professional, honest, friendly, respectful, and committed to applying traditional best practice customer service procedures during face-to-face and telephone interactions with me. As well as, with other customers during my presence in his office.

In addition, I also personally send kudos to Micah, who quickly assessed the reason why the stove backsplash constantly falls off the wall every time I drive my motorhome. Micah came up with an ingenious solution to alleviate an ongoing four-year-old problem. I found him to be honest and willing to share helpful information to resolve problems. Further, because Chad was not available when I arrived to see my motorhome for the first time; it was Micah, who walked me to the paint station to see my motorhome as we chatted. When we stopped walking and telling. I took a deep breath and said, “Okay I am ready Micah where is my motorhome”? You are standing behind it, he replied laughing. I was speechless. My motorhome looked so different. It appeared newer and better looking than the day I brought it new in March 2018.

My motorhome was three months old when I stopped at an overnight rest area in Nebraska. Upon waking the next morning, I discovered the emergency escape window on the passage side had been smashed and glass was everywhere.

The Scenic Road RV Park, Quartzsite Az

GREAT VIEW OF SCENIC ROAD RV PARK WHICH I LOVE. ALTHOUGH NOT ALWAYS THIS SPACIOUS

As a full-time motorhome dweller, who is always on the move as a snowbird the first week of October prior to the arrival of winter in South Dakota, I usually head to and homestead at desert areas in Arizona. However, if temperatures in these areas get too chilly causing me to constantly refill potable propane tanks or my tow-vehicle need repairs, I tend to move inland to Quartzsite AZ to found available full-service hook-up at Quail Run RV Park, my emergency go-to hang-out place, until I can hit the road again.

After leaving Georgia on January 8th, I found myself dodging tornado warnings, dealing with rainstorms, sleet, dropping temperatures, frozen tanks, including frozen water in my toilet bowl during my return drive to Quartzsite. Because I had run out of propane and could not find a refill place on or near my travel route; I knew I had potential frozen tank problems. Upon arrival in Quartzsite on January 15, 2024. I drove straight to Quail Run my emergency go-to hang-out place and found it filled with travelers. Upon stopping at Quail Run Propane Station to refill my outside tank and three potable tanks I was greeted by Jim, who usually do propane refills.

Now where are you headed he asked? I just returned from Georgia; I have a frozen tank problem. So, I called your check-in office to see if there was a place I could hookup until I thaw out and can get repair service but was told the park was full. So, I will homestead at Hi Jolly until I can found a park with full-hookup, I replied. Hang on let me call the other Jim next door. After a brief conversation with Jim next door at The Scenic Road RV Park; my Jim at Quail Run said, “Go next door, Jim has a place for you, he said.”

Upon my arrival at The Scenic Road RV Park, I was greeted by Jim; a friendly, smiling, professional park manager, who knew how to solve problems. I told Jim about my travel experience, as well as my potential frozen tank problems. No worries, I’ve got a few places I can put you for a while. Also, we have our own RV Service Repairman here; his name is Jefferey. This is his card. Just call him, he will come, Jim said.

Once I was settled into a full-hook up space where I planned to stay for a month. The next morning while rearranging my sewage pipe, I noticed water leaking from my Always Hot Water System door. When I opened the door, I was hit by a flood of water. I rushed inside and called Jefferey, who immediately arrived at my motorhome and discovered my Always Hot Water System had split in half causing the flood of water. Like Jim, I found Jefferey to be friendly, professional, ready to tackle and repair any problem. Immediately after taking pictures of my system, Jefferey ordered the new replacement which was installed three days after his visit.

Desert Wash Behind Motorhome

The only thing that made me a little nervous during my stay at this park was the deep desert wash that ran from the east to the west behind my motorhome. Because my dog is a 75-pound rambunctious one-year old who recently discovered chasing rabbits is fun. I kept picturing him in the wash which was too deep for me to get him out since I can’t lift him above my waist; Therefore, I never attached him to his cable line or setout chairs for either of us to enjoy our patio space. Instead, we stayed inside only going outside when I walked him on his leash to potty.

If you are not familiar with the term Desert Wash like me, a former city dweller who still considers a desert wash to be a ditch. Anyway, Desert Washes are naturally formed at the tallest areas (called a watershed) in deserts by rain following a pathway of least resistance; eroding rocks and moving soil to create channels for water to easily flow to lower desert areas which are known as Desert Washes and provides drinking water for all animals, safe travel routes, hideouts from predators and homes for a variety of animals. Also, washes function as nature’s incubation chamber enabling the growth of new plants, and watering systems for other plants.

Amenities includes Full-hookups, Club House, Female/Male bathrooms and showers, laundry room, personal patio, and two large trash dumpsters that are regularly emptied. I found permanent residences at the park not to be as friendly as travelers. I find the monthly rate to be in line with other RV Parks.

I will stay at this RV Park again in the future.
